Questions to Ask Before Hiring an Orlando-Area Bathroom Remodeler

Most Orlando-area bathroom remodel regret traces back to one of three things: a scope that was vague, a warranty that didn't say what the salesperson said it did, or a price that didn't include something the homeowner assumed was in. These questions head off all three.

The questions that actually matter

Ask these on the first site visit. Any answer that's hedged or off-the-cuff is a signal worth following up on.

  • Are you state-licensed through the Florida Construction Industry Licensing Board (CILB)? Can I see your license number and certificate of insurance?
  • Will you pull the permit with Orange County (or Seminole, Osceola, Lake, City of Orlando, City of Winter Park, City of Sanford, City of Kissimmee, City of Clermont), or do I?
  • Who is doing the install — your W-2 employees or subcontractors?
  • What's included in this price, line by line?
  • What's NOT included that's likely to come up as a change order?
  • What's the warranty — labor, materials, and how long for each?
  • If I'm in an HOA or master-planned community (Lake Nona, Horizon West, Celebration, Heathrow, Baldwin Park), will you handle the community approval paperwork?
  • What happens if there's hidden water damage behind the walls or under the subfloor?
  • If we need to move a drain in a slab-on-grade home, what does that add and how long does it take?

Frequently asked questions

What licenses do bathroom remodelers need in Florida?+

Florida requires a state license through the Construction Industry Licensing Board (CILB) — typically a Certified or Registered General, Building, or Residential Contractor — for most residential remodel work. Plumbing and electrical changes require separately licensed plumbers and electricians. Verify the license at MyFloridaLicense.com and ask to see the license number and current insurance certificate before signing.
